Who's Looking After Your London Home While You're Away?

A question I'm often asked by US and Canadian buyers isn't about buying property at all. It's what happens after they've bought it.
After all, if you're buying a Central London pied-à-terre, you're probably not planning to live there full-time. You might visit every couple of months, spend part of the summer in London or use it as a base whenever you're travelling in Europe. The rest of the time, your apartment could sit empty for weeks, or even months.
And that's perfectly normal. What isn't always obvious is that an empty home still needs looking after. Think about your own home. Things don't stop happening just because you're away. A smoke alarm battery decides it's time to chirp. A tap develops a slow drip. A neighbour notices a minor leak. A parcel arrives. A contractor needs access.
None of these things are major problems on their own, but they become much bigger if nobody is nearby to deal with them.
That's why having someone local you know and trust is worth its weight in gold. It's not just about holding a spare set of keys, although that's certainly part of it. It's about knowing there's someone who can pop in after a storm to make sure everything is exactly as it should be. Someone who notices if a window hasn't been properly closed, checks that the heating is behaving itself during the winter and makes sure the apartment still feels loved, even when you're three thousand miles away.
Then there are the moments before you arrive. Imagine stepping off an overnight flight from New York, taking a taxi into Central London and opening the front door to find the heating already on, the lights welcoming you home, fresh flowers in the kitchen and the refrigerator stocked with your favourite breakfast essentials.
That first evening feels very different from arriving at a cold apartment that's been empty for two months. It's those small touches that transform a property into a home.
Sometimes the support is more practical. Perhaps you'd like the apartment professionally cleaned before every visit. Maybe you've ordered furniture, artwork or a new mattress that needs accepting and installing before you arrive. Perhaps you've decided to redecorate a room, replace a bathroom or carry out improvements while you're back in the US.
Trying to organise builders and deliveries from another continent isn't anyone's idea of fun. Having someone on the ground who can meet contractors, oversee the work, keep an eye on quality and update you as things progress removes an enormous amount of stress. More importantly, it gives you confidence that your London home is being cared for as if it were their own.
For many overseas buyers, that's the real luxury. Not marble countertops or designer kitchens. Peace of mind. Because owning a Central London property should make life easier, not create another list of things to worry about.
When you know someone local is keeping an eye on your home, you stop thinking about what might be happening while you're away and start looking forward to your next visit instead. And when your flight lands at Heathrow, your only job is deciding where you'll have dinner that evening.
That's exactly how owning a London pied-à-terre should feel.
