Buying a property in London from thousands of miles away sounds straightforward. You find something you like online, arrange a viewing, make an offer and get the lawyers involved.
Except London property doesn't quite work like that. Especially when you're buying from the US or Canada.
The first problem is obvious. You're not here. You might be sitting in New York looking at a beautiful apartment in Mayfair while the estate agent is showing it to three other buyers that afternoon. You might be in Toronto when a seller decides they're ready to accept an offer. You might be in California when the property you've been watching suddenly disappears from the market.
London doesn't stop moving because you're in another time zone. That's where having someone on your side makes a real difference. A good buying agent isn't simply someone who finds properties for you. They're your eyes and ears on the ground. And importantly, they're working for you.
That distinction matters. The estate agent marketing the property is representing the seller. Their job is to achieve the best possible result for their client. A buying agent has a completely different brief - to understand what you're looking for, identify the right opportunities and make sure you're making the right decision before you commit your money.
Sometimes that means finding the property you never would have found yourself. Sometimes it means telling you not to buy the property you've fallen in love with.
That's one of the most valuable things a buying agent can do.
A beautiful apartment isn't necessarily a good purchase. Perhaps the light isn't right. Perhaps the building has issues. Perhaps the location doesn't actually suit the way you live in London. Perhaps you're paying a premium for something that isn't worth it. When you're looking at properties through a laptop thousands of miles away, those details are incredibly difficult to judge.
Then there's negotiation. London property negotiations can move quickly, and the difference between being ready to act and missing the opportunity can sometimes be measured in hours. Having someone local who can pick up the phone, speak to the estate agent, understand what's really happening and advise you in real time removes a huge amount of friction.
There's also something less tangible - Trust. Buying a home in another country is a big decision. You need someone who will tell you what they genuinely think, not simply what they think you want to hear. If a property is wrong, you want someone prepared to say so. If it's exceptional, you want someone who recognises that too. And if the right property isn't available yet, you want someone willing to wait rather than talk you into the wrong one.
That's particularly important for overseas buyers because you're not just buying a London property. You're buying a piece of a city you may only know from visits, holidays and weekends away.
A good buying agent helps bridge that gap between knowing London and actually understanding it. Because ultimately, the real value isn't in having someone open doors for you. It's having someone who knows which doors are worth opening in the first place.
